Insulation for Live Oak homes

Why Live Oak attics need attention.

Live Oak is an established community northeast of San Antonio, with a lot of single-story homes from the 1970s and 1980s. Attics in homes of this age often have insulation that is compressed, patchy or damaged by pests, and some have never been upgraded since the house was built.

In older attics we usually recommend removing the old material, cleaning and sanitizing the space, sealing air leaks and installing new insulation. You will see photos of the attic before and after, so you know exactly what was done.

Recommended R-value

Bexar County is in IECC climate zone 2A. For zones 2 and 3, ENERGY STAR recommends R-49 for an uninsulated attic and R-38 when you already have 3 to 4 inches. We measure your current depth during the free visit.

Utility rebates

If CPS Energy is your electric provider: it pays $0.35 per sq ft for contractor-installed attic insulation on projects completed Feb 1, 2026 to Jan 31, 2027. For attics with more than 24" of clearance, the existing level must be R-14 or less and the final level R-38 or more.

Federal tax credit

The federal Energy Efficient Home Improvement Credit (25C) does not apply to insulation placed in service after December 31, 2025, so don’t plan your budget around it.

Questions

Attic insulation in Live Oak: FAQ

My home is from the 1970s. Is the original insulation still working?

After this many years, original insulation has usually settled and may be damaged. An inspection shows its real condition and depth.

Do you remove old insulation without making a mess in the house?

Yes. Old insulation is vacuumed out through hoses to the truck, and we protect floors and walkways along the way.

Is the attic inspection really free?

Yes. We inspect the attic, show you photos of what we find and give you a written quote. There is no obligation to book.

Do you always remove the old insulation?

No. When the old insulation is contaminated, wet or badly compressed, we remove it, clean and sanitize the attic and seal air leaks first. If it is in good shape, we will tell you whether adding new insulation on top is enough.
